Who Can Apply
- Salaried or self-employed individuals; Indian citizens
- Typically 21–65 years (age at loan maturity generally matters more than age at entry)
- Stable income source with satisfactory repayment capacity
- Satisfactory credit history / CIBIL score
- Co-applicants (spouse, parent, or sibling) can be added to improve eligibility
Documentation Required
- KYC: PAN Card, Aadhaar Card, passport-size photographs
- Firm KYC:
- Proprietorship: GST, Udyam
- Partnership: GST, Udyam, Partnership Deed, Form C (if applicable)
- Company: GST, Udyam, COI, MOA, AOA, List of Directors and Shareholders
- Address proof: Aadhaar, recent electricity/utility bill, rent agreement (if rented)
- Income proof (salaried): last 3 months' salary slips, Form 16 (2 years), bank statements (6 months)
- Income proof (self-employed): last 3 years' ITR with computation, balance sheet & P&L, Audit Report, GST registration, bank statements (12 months)
- Property documents: sale agreement, title deed, approved building plan, latest property tax receipt
- Existing loan statement of account (if any)

Tax Benefits on Home Loan
Home loan tax benefits are available only under the Old Tax Regime. Here's how they work:

| Section 80C | Deduction on principal repayment, within the overall combined ₹1.5 lakh limit under Section 80C |
| Section 80EEA | Additional interest deduction for eligible first-time buyers of affordable housing, subject to property value limits, sanction dates and other conditions |
New Tax Regime: These deductions are generally not available under the New Tax Regime. If you opt for the new regime, home loan interest and principal repayment on a self-occupied property typically cannot be claimed as a deduction. (An exception exists for a let-out/rented property, where interest can still be deducted against rental income, subject to conditions.) Since the applicability of these provisions depends on your specific situation and current tax laws, please confirm with a tax advisor before making a decision.
